Anthem is a master-planned community set along I-17 north of Phoenix, tucked into the desert foothills below Daisy Mountain and Gavilan Peak. Anthem lots sit on caliche hardpan and rocky desert soil that sheds water instead of soaking it in, and the foothill grade below Daisy Mountain sends monsoon runoff straight through backyards that back to open desert or a wash. We grade for that flow, build retaining walls to hold elevation and level a usable pad, and set pavers and travertine on a compacted base that will not heave. Nearly every home here answers to design review, whether it is the Anthem Community Council in Parkside or the Country Club's own architectural committee, so we plan materials, colors and wall heights to clear approval the first time.
